- Analysis of a fair market rent and maximizing monthly rental amounts through CMA and market research.
- Touring the home with prospect tenants, we do not provide keys or codes for tenants to view properties themselves.
- Screening all prospect tenants with comprehensive credit and criminal background checks.
- Lease agreement preparation, management, and enforcement of compliance.
- Collection of all deposit and rent payments.
- Maintain accurate deposit and rent payments.
- Property inspections to ensure tenant maintenance, cleanliness, and compliance.
- Coordination of property maintenance needs from inspections or notification of tenant.
- Dedicated vendors and competitive pricing through diligent screening process.
- Management and preparation of all monthly and annual financial statements. Monthly statements delivered by the 20th of each month.
- Processing of all tenant deposits and application of funds to cover damages, including collection efforts that exceed deposit.
- Filing of court documentation and representing owner when necessary.
- Owner approval for all maintenance expenses exceeding $500.
- Documentation management of all tenant and property records.
